Your guide to a successful invesment journey with Benchmark Capital

What are my expected returns?

We aim to offer our investors an anticipated rate of return of 12% per annum*, including an additional profit share. While we expect the projects to have a 36-month term, our investor returns are pro-rated in the event of delays, ensuring transparency and fairness.

Can I invest through my SMSF?

Property investment is one of the most popular investment strategies within SMSFs. For compliance with ATO regulations concerning your SMSF investment, we recommend consulting with licensed professionals to ensure proper guidance.

When and how are my returns distributed?

The distribution schedule may differ for each fund. Investors are advised to refer to the Information Memorandum specific to each fund for details regarding distribution timelines.

In general, the funds will aim to distribute all distributable income at the end of the relevant tax year. Distributions are paid in $AUD and are normally paid within 60 business days from the end of the relevant distribution period.

Can I withdraw my capital early?

Investors are unable to withdraw their capital within 3 years of their investment which is a typical term for the development and sale of the properties.

What happens if these properties don’t sell?

All investments carry risk. Generally, investments with higher expected returns also carry higher levels of risk. Investing in the fund carries risk. There is no guarantee that the Fund will achieve its investment objective. You may lose some or all of your investment.

Is my investment tied to a single project

The investment strategy differs per fund. Investors are advised to refer to the Information Memorandum specific to each fund for details regarding the investment strategy.

FYVE is Benchmark Capital’s development partner, and comes with a proven track record of multiple successful projects delivered over the last two decades. FYVE is continuously creating value and mitigating development risk to secure project returns.

Binah is an award winning construction firm that has an exclusive partnership with Benchmark Capital that allows all delivery challenges to be understood and minimised from the outset. Binah provides the experience and capability acquired over the past two decades, with an executive team that has over 100 years of combined delivery experience.

What is an Islamically compliant fund?

An Islamically-Compliant Fund carefully screens its investments, ensuring it adheres to Islamic and ethical principles. It promotes profit-sharing and avoids interest-based transactions.

The Benchmark Opportunity Fund operates under the principle of Restricted Mudarabah pursuant to Shari’ah Standard No. (13) of the Accounting and Auditing Organization For Islamic Financial Institutions (AAOIFI).
